Research and Investment Analysis: we work in conjunction with your professional team (architect, space planner, attorney, accountant and key executives) to determine the best size, location, configuration of space, and aim for the best terms. Knowing what is available now and what could be available in the future helps us to turn your space into a strategic asset. Our representation can prevent you from leasing too much space, something of no concern to the landlord who has less incentive to help you economize.

Benchmarking: after evaluating your space requirements, based upon our experience we may suggest a choice that is not obvious but will meet your needs and result in a solution that saves you money.

Consulting: often consulting services are provided on a fee basis such as assistance with Due Diligence when Acquiring an Office or Industrial Building. Or, when a company is involved in a Merger or Acquisition of another business, there are underlying real estate assets that are either leased or owned. What is a realistic value or strategy? Even though the real estate asset portion maybe a small part of the over all Business Value, it is important to understand the advantages and disadvantages of the real estate piece of the business.

As an example, if you agree to a $15.00per square foot improvement allowance and the present prevailing market rate is $20.00 p. square foot, on a 100,000 square foot office lease you could be leaving $500,000.00 on the table. In some cases We know which landlords are facing current, or future, declines in occupancy, and which ones are making the biggest concessions to win quality companies as tenants.
